Why Garden Room Costs Vary So Much

Garden room prices range from under £10,000 to over £50,000. The difference comes down to size, insulation specification, glazing, foundations, electrics, internal finishing and whether the build includes bespoke joinery or a standard modular design. Unlike a kitchen or bathroom where the components are largely standardised, every garden room is a bespoke structure — so the specification you choose has a significant impact on cost.

Entry-Level Garden Rooms: From £8,000–£12,000

At the lower end of the market you'll find smaller garden rooms in the 10–15 square metre range, typically with standard timber cladding, basic insulation (sufficient for occasional use but not ideal for a year-round office), single glazed or budget double-glazed doors and windows, and minimal interior finishing. These can represent good value for storage or occasional use, but may fall short if you need the space every day through winter.

Mid-Range Garden Rooms: £14,000–£25,000

The majority of residential garden rooms fall in this range. A quality mid-range garden room at 15–25 square metres will include well-insulated walls, floor and roof (typically 90–100mm of high-performance insulation), double-glazed aluminium or timber-framed doors and windows, a dedicated electrical supply and consumer unit, internal plastered or boarded walls and ceiling, and a choice of flooring. This specification is comfortable for year-round use as a home office, gym or hobby room.

Premium and Bespoke Garden Rooms: £25,000+

Premium garden rooms at 25 square metres and above, or those with particularly high specifications, carry higher costs. Factors that push the price up include aluminium bi-fold or slide-and-fold door systems, underfloor heating, bespoke internal joinery (fitted desks, shelving or kitchenettes), feature roofing such as lantern lights or sedum (living) roofs, high-end external cladding (larch, cedar or composite), and planning consent costs where applicable.

Costs That Are Often Missed

Several items are commonly excluded from initial garden room quotes and catch customers by surprise. Groundwork and foundations — concrete pads or screw piles — are a significant cost that varies by garden condition. The electrical supply cable buried from your house to the garden room is often priced separately. Internal decoration, flooring and blinds are rarely included in the structure price. Planning fees, if applicable, are an additional cost. Always ask your installer what is and isn't included before comparing quotes.
